THE DEVELOPMENT

The total area of the urbanization NUEVO TORRE GUIL1 is 118,306m2, and it is divided in two sectors - A and B.

Sector A was the first to be developed. With a total area of 700,000 m2 and a built area of 266,746 m2 (over a net residential area of 381,069 m2), it houses three types of residential accommodation: detached and semi-detached houses, and apartments.

Sector A has been fully developed, as have the access roads and estate facilities, with special emphasis being placed on the presence within the development of the Centre for Education and Environmental Studies sponsored by the Building Society “Caja de Ahorros Del Mediterráneo” (CEMACAM), an extremely important focal point for the development.

In the SECTOR B is where the project FRONDOSO VALLEY is located, has a total areaof 418,102 m2.

PROPERTY TYPES

Frondoso Valley is a development comprising semi-detached, linked detached and terraced two-storey houses, all of which have roof terraces/solariums on the top floor. The houses are organised around green areas with generous swimming pools.

Below are the three types of properties that Frondoso Valley offers you:

1 - Townhouses (2 or 3 bedrooms)
2 - Semi-detached houses with 2 or 3 bedrooms, two different models (A and B)

Two-bedroom townhouses range from 169,600 euros to 193,800 euros. There are also corner three-bedroom townhouses available from 209,000 to 253,500 euros.

Townhouses

Here you have the option to choose between a two or three bedroom property.

- Two bedroom townhouse: On the ground floor we find the porch, the dining/lounge area, one bathroom, the kitchen and a back patio. The internal stairs give access to the first floor where are the two bedrooms (each one with its own terrace) and one complete bathroom. On the top floor there is a roof-solarium. Total built area: 87,90 m2.

Three bedroom townhouse: On the ground floor we find the porch, the dinner/lounge area, one bathroom, the kitchen, one bedroom and a back patio. The stairs lead to the first floor, where there are two more bedrooms (each one has its own terrace) and one complete bathroom. On the top floor there is the roof solarium. Total built area: 89,70 m2

Each house has its own garden with parking space. (Size of garden will depend on the position of the plot).

Semi-Detached Properties

There is two types of semi-detached villas, A and B. Model A is available with two or three bedrooms. Model B has three bedrooms.

Semi-detached model A with three bedrooms: On the ground floor we find the porch, dining-lounge area, one bathroom, the kitchen, one bedroom and the back patio. The internal stairs gives access to the first floor where there are two more bedrooms, one complete bathroom and front and back terraces. On the top floor there is the roof-solarium. Total constructed area 123 m2 (terraces not included)


Semi-detached model A with two bedrooms: The total area and the distribution is the same as model A with three bedrooms. The difference is that on the ground floor the bedroom disappears and the kitchen has been made bigger.

Semi detached Model B with three bedrooms: On the ground floor there is the porch, the dinner/lounge area, the kitchen, one bedroom and one bathroom. Through the internal stairs you reach the first floor where there are two more bedrooms, one complete bathroom and a big terrace. On the top floor is the roof-solarium. Total built area: 120,55 m2 (terraces not included).

These models have large gardens with driveways.

Semi-detached properties come with two or three bedrooms and with subtle differences in layout. Prices range from 222,800 euros to 256,500 euros. All are around 120m² build, not including the ample terraces, and have large gardens with driveways.

Frondoso Valley is located in the region of Murcia, with outstanding climatic conditions all year round and over 300 days of sunshine each year and an average annual temperature of 21ºC. The Nuevo Torre Guil project is a residential development in the metropolitan area of the city of Murcia situated only ten kilometres [6 miles] from its centre, amidst the natural surroundings of 4 million square metres [43,055,465 sq ft] of forest (Sierra del Carrascoy).
The development is accessible by road from the Sangonera La Verde district, but a study is being undertaken into the viability of creating a direct route to the outskirts of the estate from the junction which connects the Murcia-Andalusia and the Murcia-Cartagena dual carriageways.

Costa Calida

The beautiful provincial capital city is Murcia. The baroque Cathedral and the University are well worth a visit.

 

The provinces second city is Cartagena. This is an ancient coastal city and the old part of the city is quite spectacular and many building go back to Phoenician times.

 

For walkers and lovers of nature, the Sierra Espuna is within 25 minutes drive and just by the city of Murcia are the Sierra de Carrascoy and the ancient Santuario de la Fuensanta, the home of Murcia’s patron saint.

Getting There

The Costa Calida is serviced by three international airports … Alicante being the most popular with daily flights. Murcia (San Javier), south of Alicante and Almeria used by a smaller number of British operators. Easy Jet introduced scheduled flights to Almeria during Autumn 2004.

 

With the introduction of a brand new airport at Corvera (Murcia) , scheduled to open end of 2006, Costa Almeria will be even more accessible by air.

 

In addition, it can be reached by rail (from London via Paris and Barcelona, with the option to go by Eurostar part of the way) or road … a very picturesque and pleasant journey. The A-7 motorway, far less cluttered than roads in the UK, runs all the way from the French

border down the coast. Signs are easy to follow, leaving you to concentrate only on which side of the road you are travelling! The coastal road will add time to your journey but makes for some spectacular scenery along the way.
